The City of Mahtomedi approached us to help fulfill a vision to redevelop the former Piccadilly Restaurant, which closed in 2006.  The site is a prominent location at the gateway to the downtown area.  The vacant building fell into disrepair, which had a blighting impact on the community.  As a fully developed community, the prospect of redeveloping this property poses significant advantages to the City and the County.

Our redevelopment effort has provided the following benefits:

  • The project’s 79 units of affordable senior housing, for individuals age 62 and above, will help address critical housing issues.  
  • Local businesses will benefit from the increase in customer base within a short walking distance. 
  • Pedestrian and bike amenities will enhance the connections to the existing regional trail network. 
  • An outdoor public plaza and indoor community gathering space allow it to be a place that embraces the community beyond its own resident population.  
  • Residents are linked to the metro transit system, with a bus stop just one block from the site.  
  • The infill nature of this project re-uses and improves upon the existing municipal infrastructure which is an efficient use of city resources.  
  • We have transformed an unproductive site into a community asset.
